Construction Management

Your eyes on the ground. Every week. Every shilling.

Weekly site visits, photo documentation, contractor coordination, quality control, and stage-by-stage sign-off. For diaspora clients, this is the difference between a building and a lawsuit.

What happens every week.

Construction management is not a mystery. It's a schedule. Here is what a normal week looks like on an Azarea-managed project.

  • Monday: Site visit. We check progress against program, inspect materials delivered, verify work quality, and photograph everything that moved since the last visit.
  • Wednesday: Contractor check-in. We flag any deviation from drawings or schedule, in writing, with a fix deadline.
  • Friday: Site visit. Confirm the week's milestones, sign off completed stages, prepare the weekly report.
  • Sunday: You receive a written photo report and a short summary of what happened, what it cost, and what's next. By email, every Sunday evening.

What we catch early.

Nobody can prevent every problem. But most construction disasters we've seen were visible a week before they became disasters.

  • Columns cast 50mm off the grid — caught before the slab formwork goes up
  • Cement delivered at a different grade than specified — caught at the gate
  • Slab reinforcement at 200mm instead of 150mm — caught before the pour
  • Contractor billing for days not worked — caught in the weekly reconciliation
  • Materials sourced from a different supplier than agreed — caught against the receipt log

Each of those problems, caught late, becomes a five-figure repair bill. Caught in the same week, it's a conversation.

What's in the weekly report.

  • Photo documentation of every stage of work completed
  • Materials delivered this week, with receipts
  • Labour days and payments made
  • Progress against the master program
  • Any deviations, quality issues, or rework required
  • Projected next-week plan and expected spend

How we charge.

A fixed percentage of the total project value, agreed in writing before construction starts. Not an hourly rate. Not a daily rate. A single number you can plan around.

For projects under KES 20M, our construction management fee is typically 4 to 6 percent of construction cost. Larger projects are quoted on the same principle. The fee is fixed, and it doesn't increase if the project takes longer than expected — that risk is ours, not yours.

Questions we get asked.

Do you work with the contractor we already chose?

Usually, yes. If the contractor is legitimate and NCA-registered, we can manage them. If we spot problems during onboarding, we'll tell you before we take the job.

Can I use my own contractor and only hire you for supervision?

Yes. Construction management can be standalone. Many clients bring their own contractor and add Azarea purely for oversight, quality control, and materials verification.

I'm in the diaspora — how much do I need to be involved?

Almost nothing on a weekly basis. You receive the Sunday report, approve any major decisions, and pay suppliers directly. The rest is ours. Clients who fly in find the process cleaner than projects they managed locally.
